What does a building designer do?
A building designer prepares the design and documentation for residential and low-rise commercial projects and can coordinate the council or certifier approval process. iRoom is an accredited building design studio.
Can you prepare CDC plans?
Yes. We prepare Complying Development Certificate documentation for eligible projects and coordinate the information required by the certifier.
Can you prepare DA plans?
Yes. We prepare Development Application documentation, coordinate required consultants and reports, and assist with lodgement through the NSW Planning Portal.
Do I need a survey before design starts?
A detailed site or contour survey is recommended early for most projects. It provides reliable levels, boundaries and site information for design and approval. We can help arrange a registered surveyor.
What consultants might I need?
Requirements depend on the project and site. Common consultants include structural and stormwater engineers, surveyors, energy assessors, town planners, certifiers, bushfire consultants, arborists, geotechnical engineers and acoustic consultants.
Can you manage council and certifier approvals?
Yes. We prepare and coordinate DA, CDC and CC documentation, lodge applications where included in the agreed scope, and respond to requests for further information.
Do you work outside Sydney?
Yes. iRoom services projects throughout NSW, including the Central Coast, Wollongong, Blue Mountains, Newcastle, Hunter Region and regional locations.
How much will design and documentation cost?
Fees depend on the project type, size, site constraints, approval pathway and level of documentation required. After an initial discussion, we provide a clear written fee proposal.
How long does approval take?
Timeframes vary. A suitable CDC pathway is generally faster than a DA, while council assessment periods depend on the proposal, council workload and whether additional information is requested.
Can you help before I purchase a property?
Yes. A feasibility assessment can identify key planning controls, constraints and potential development options before you make a major commitment.
